The fire crosses Broadway and burns up Lumber Street.

Once crossing Broadway (5) a little after 2AM the fire burned west to the Hudson River and up both sides of Broadway. The eastern edge of the fire kept going up New Street to Garden Street. At Garden either the fire fighters were able to stop the fire north or the strong wind blew all the flames and sparks over to Broadway, away from Garden. In any case, the buildings on New Street and the east side of Broadway above Garden were spared. The fire never reached Wall Street.

The fire burned up the west side of Broadway above Garden toward the Lutheran Church and the School House (6) on Rector Street. On the other side of Rector was Trinity Church which also soon was in flames. One block west of Broadway, at the northwest corner of Trinity's churchyard at Lumber Street and Thames (formerly Stone Street), stood Courtlandt's Sugar House (7), which miraculously survived the fire.

Across Thames Street from the Sugar House there were just a half dozen houses. An opportunity to form a fire break there was lost. The fire crossed Thames Street and blazed through Little Queen, Crown and Cortland Streets. The fire on the west side of Broadway stopped at Thames Street.
